Fractional ownership means a group of people come together, combine their funds, and jointly buy one or more units in an Adefey project. Each person's share is based on how much they contribute toward the total price. It does not have to be an equal split.

  • People who have never met but choose to invest together

Either way, what protects everyone is the same thing: a proper legal process. A lawyer-prepared Co-Ownership Agreement records each member's contribution and share before any money changes hands. It is this agreement, not personal familiarity, that makes the arrangement safe and enforceable.

A group can co-own a 300sqm plot, a 500sqm plot, or more than one plot if the members want a larger combined investment.

How Shares Work: Two Simple Examples

Example 1: An uneven split (3 people, one 500sqm plot)

Ownership always follows contribution. If three people buy a 500sqm plot and contribute different amounts, their shares look like this:

Example 2: An equal split (4 people, one 500sqm plot)

Prefer to split things evenly? A 500sqm plot shared by four people gives each member 25%, which is the same as 125sqm of land each.

The same idea works for any group size and any plot. For example, two people sharing a 300sqm plot would each hold 50%, or 150sqm. Whichever way your group chooses to split it, the amounts and shares are agreed and documented before any money is paid.

What Every Member Gets

  • A documented, proportional stake in the plot, based on what you actually contributed.
  • A share of the plot's value and any future proceeds, in the same proportion as your ownership share. There is no flat return regardless of stake. What you get back tracks what you put in.
  • Regular updates on the plot's status, at least every quarter.
  • The right to sell your share later, with the other members given the first opportunity to buy it.
  • Access to the title documents and survey plan for the plot, shared with every member.

How to Invest: 10 Simple Steps

  1. Get in touch. Contact Adefey Homes and Properties through our office line to express interest in joint plot ownership at Mara Court. Our team will explain plot sizes, pricing, and what to prepare.
  2. Tell us about your group. Already have people to co-own with? Great. If not, we can help connect you with other interested individuals, so not having a ready group does not stop you from investing.
  3. Choose your plot size. Decide between 300sqm at ₦2,600,000 or 500sqm at ₦4,100,000, and whether the group wants more than one plot.
  4. Agree on contributions in writing. Decide how much each member will pay and what percentage that gives them.
  5. Submit the Expression of Interest form. List every member and their agreed share. Where members do not know each other, Adefey's legal counsel carries out standard identity checks before the agreement is drafted.
  6. Review the Co-Ownership Agreement. Adefey Homes and Properties, working with its lawyer, prepares the agreement. Every member can review it and seek independent legal advice if needed.
  7. Pay the minimum initial deposit. That is ₦200,000 for a 300sqm plot or ₦500,000 for a 500sqm plot, split however the members agreed.
  8. Sign the agreement. Every member signs in the presence of, or with sign-off from, the lawyer handling the process.
  9. Complete the balance. The group pays the remaining balance within an agreed instalment period.
  10. Receive your documents. Ownership documentation showing each member's percentage is issued. Groups that completed during pre-launch also receive a numbered Founding Co-Owner certificate, and the group is added to the property update channel.

Is It Safe to Invest With People I Don't Know?

This is the most common question, and it is a fair one. The safety does not come from familiarity. It comes from the legal process.

Every group, whether the members know each other or not, signs a lawyer-prepared Co-Ownership Agreement that fixes each person's share, contribution, and rights before any plot is registered. For groups of people who did not know each other beforehand, identity checks are carried out on every member as a standard, required step. Members are also encouraged to seek their own independent legal advice before signing.

On the money side, funds are paid into a dedicated account for the group's specific plot, not into Adefey's general company account. Title documents and the Co-Ownership Agreement are available to every member for review.

The Mara Court Founding Circle

Groups that complete their Co-Ownership Agreement while Mara Court is still at pre-launch pricing are permanently recorded as Founding Co-Owners in the ownership register. The benefits include:

  • Pricing locked at the current pre-launch rate for your plot
  • A numbered Founding Co-Owner certificate alongside your agreement
  • First invitation to future phases at Mara Court or future Adefey Homes and Properties projects
  • An early, private site visit ahead of wider public visits

There is no artificial countdown. The Founding Circle stays open for as long as Mara Court remains at its pre-launch stage, and it closes when the estate genuinely moves past pre-launch and pricing is reviewed.

Things to Agree on Before You Start

The best co-ownership groups sort out the hard questions early, in writing. Before signing, make sure your group has agreed on:

  • How decisions are made. For example, what happens if the group wants to sell the plot later, and whether that needs all members or a majority to agree.
  • What happens if a member cannot pay. Either the remaining members cover the gap and shares are adjusted, or the defaulting member's share is reduced. Whichever you choose, it should be written into the agreement from day one.
  • How new members can join. Adding someone later changes everyone's percentage, so it can only happen with the written agreement of every existing member.
  • Group size. There is no fixed maximum, but a smaller group usually makes decisions easier.

Also keep in mind that land value tends to grow gradually over time, and how fast often depends on how developed the surrounding area becomes. Full title registration and Governor's Consent take time and are subject to the relevant government offices, not to Adefey alone.

Frequently Asked Questions

Do we need to already know each other?

No. A group can be family, friends, or colleagues, or people who come together specifically for this investment. Either way, the arrangement is governed by a lawyer-prepared Co-Ownership Agreement and, where members do not know each other, standard identity checks on every member.

How is each person's percentage share worked out?

It is based on how much each member actually contributes toward the total price. This is agreed and written into the Co-Ownership Agreement before payment is made. It does not have to be an equal split.

Will all our names appear on the title?

For most groups, yes. Each member is entered on the title documentation in their agreed share once Governor's Consent is obtained. Larger or more formal groups can instead choose a company structure, with members as shareholders in the same proportions.

What if one member wants to sell their share later?

The other members get the first opportunity to buy that share at a fair, agreed valuation. If none of them want it within an agreed window, it can be offered to an outside buyer, subject to the Co-Ownership Agreement. The new buyer goes through identity verification, reviews the agreement, and signs a formal transfer document prepared by the lawyer. The ownership register and title or company records are then updated. The outgoing member is paid directly by the buyer, and Adefey's role is to make sure everything is properly documented and that everyone else's share is unaffected.

What if we cannot agree on our shares?

The Co-Ownership Agreement is not signed, and no plot is registered to the group, until every member agrees in writing on the contribution and share arrangement.

Is this the same as buying a plot outright?

No. Buying outright means one person owns the whole plot. Fractional ownership lets two or more people combine funds and each own a documented share of the same plot.
